Herbert, Rowland & Grubic, Inc. (HRG) provided land development and site design services for a 1.7 million square-foot distribution center near Shippensburg, Pennsylvania. The site was developed by Liberty Property Trust for consumer product company Procter & Gamble, the manufacturer of such major household brands as Tide laundry detergent, Charmin toilet paper and Crest toothpaste.
Procter & Gamble was interested in the site primarily because of its transportation network (including easy access to regional highways and a rail line) as well as its location along the I-81 corridor, which gives it quick access to most of the major East Coast metropolitan areas.
The $93 million facility is located on a 183-acre site. Our services on this project included:
- Site layout
- Lot consolidation and land development plan preparation
- Roadway design
- Traffic signal design
- Water and sanitary sewer line design
- Stormwater management planning and design
- Stream relocation and wetland mitigation/permitting
- Surveying
- Construction observation
The site includes a loading dock and a parking lot that accommodates 456 employee spaces and 744 trailer storage spaces.
The high-profile project was the recipient of a Governor’s Action Team grant and is expected to create close to 1,000 new jobs in the region.
The building will be LEED-certified for environmentally friendly practices, including special care to protect wetlands on site.
